The Deal

The building was originally built out as office space in the early 1990's and had not been meaningfully updated since that time. The bow-truss building style was ideal but the configuration was challenging for many tech and media companies looking for current space design and functionality.

Insights

The leasing market in Santa Monica was turning in a postive direction and we were able to secure multiple offers on the space. The landlord was able to choose between multiple tenants and ultimately achieved terms that exceeded their expectations. The new tenant planned a complete remodel and improvement of the building; everything from a new roof, screening rooms, edit bays, bathrooms, kitchen, and landscaping.
