The Deal

It all started with a sketch on a napkin as an attempt to make sense of a cluttered building. The owner, designer, and builder all worked together on this refurbishment of a historic two-story wood timber framed barn built in an industrial Cape Cod design. Build out included signature Industry/RAC design elements like steel windows, steel pivot doors, skylights, and room partitions with half height glass providing an open, light environment.

Insights

The adaptive reuse of a 1930's historic coastal industrial building in Santa Monica provided the opportunity for two creative companies to co-office. Industry Partners identified the property as a strategic investment for their own office and split the building with Superstudio, whose business relies on the ability to expand or contract editing and production space. Pre-Industry Partners, the second floor was a confusing maze of spaces. After walls were removed and windows cut out, the floor now provides open and bright work stations. Downstairs, new custom pivot doors were installed to connect a private garden to the interior, creating an enjoyable indoor/outdoor experience.
